5 Signs Your Pavers Need Professional Repair

Paver patios, driveways, and walkways are designed to last for decades when properly installed and maintained. However, various factors can cause issues over time that require professional attention. Here are five signs that your pavers need repair.

Uneven or Sunken Areas: One of the most common signs of paver problems is uneven or sunken areas. This typically indicates that the base beneath the pavers has shifted, settled, or eroded. This can happen due to poor initial installation, water erosion, or natural soil movement. If left unaddressed, uneven pavers create tripping hazards and allow water to pool, causing further damage.

Shifting or Spreading Pavers: When pavers begin to shift apart, creating wider gaps between them, it usually means the edge restraints have failed or the base is moving. This allows pavers to migrate from their original position, creating an unsightly and potentially unsafe surface. Professional repair involves reinstalling proper edge restraints and resetting the affected pavers.

Weed Growth and Ant Hills: While some weed growth is normal, excessive weeds or frequent ant hills between pavers indicate that the polymeric sand in the joints has deteriorated. This sand is crucial for keeping pavers locked in place and preventing biological growth. Professional re-sanding and sealing can address this issue effectively.

Water Pooling: If water pools on your paver surface after rain instead of draining properly, it suggests that the grading has changed or the base has settled unevenly. Standing water accelerates deterioration, promotes algae growth, and can undermine the foundation further. Professional regrading and repair restores proper drainage.

Cracked or Damaged Pavers: Individual pavers can crack from heavy impact, freeze-thaw cycles, or inadequate base support. One advantage of interlocking pavers is that individual units can be replaced without disturbing the surrounding area. However, if multiple pavers are cracking, it may indicate a deeper base issue that needs professional assessment.

If you notice any of these signs, it is best to address them sooner rather than later. Small issues are much less expensive to fix than major problems that result from neglect. Contact NJ Paver Restorations for a free assessment and written estimate.
