How Often Should Pavers Be Sealed?

A question we hear constantly from homeowners after their first professional sealing: "How long until I need to do this again?" The honest answer depends on a few factors, but for most properties in New Jersey we recommend a maintenance seal every 2–4 years.

New Jersey's weather is one of the biggest variables. We go through hard freezes in winter, wet springs, and hot summers — that freeze-thaw cycle alone stresses the sealer film on the surface. Add road salt migrating from driveways and you have a demanding environment. Compare that to a patio in a mild coastal climate and you'll understand why there's a range rather than a fixed answer.

Traffic intensity matters just as much as weather. A lightly used backyard patio that sees foot traffic on weekends will hold a sealer coat considerably longer than a driveway that has cars turning on it daily. Heavy vehicle traffic and oil drips are sealer's worst enemies. Driveways typically need attention closer to the 2-year mark; patios and walkways can often go 3–4 years.

Sun exposure plays a role too. UV radiation from direct southern sun breaks down acrylic sealers faster than shaded areas. We often see the south-facing edge of a driveway showing wear well before the rest of the surface. Choosing a UV-stable sealer formula for exposed areas helps, but it doesn't eliminate the maintenance need.

The easiest test you can do yourself: pour a small amount of water on the paver surface. If it beads up and rolls off, the sealer is still doing its job. If the water darkens the paver and soaks in immediately, the sealer has worn through and it's time for a maintenance coat. This test works best in an area that gets sun and foot traffic — the most stressed part of the surface.

One thing worth knowing: re-sealing is much easier and less expensive than letting pavers go too long unprotected. When the sealer is gone, stains can penetrate the paver itself, joint sand erodes faster, and weeds get a foothold. Staying on a 2–3 year schedule is genuinely cheaper over time than waiting until there's visible damage.
